How long will it take to find a tenant for my property?

We will commence marketing your property the moment you place it in our hands. Immediately we will:
  • Cross match it with all prospective tenants on our database
  • Place your property on the internet
  • Write up your property on our 'property showcase' listing and distribute to all prospective tenants
  • Create a window card brochure to display in property management window

All of the above is included in our standard fee structure. Advertising in local papers is only necessary should we be unable to attract the correct tenants from the above successful methods.

There may be fluctuations in supply and demand caused by economic forces outside our control to consider, however we devote all available resources into getting you the most suitable tenant, in the shortest time possible for the highest possible rent.

How do you qualify prospective tenants?

At Southgate Real Estate it is our goal to ensure we provide you with the highest quality tenants for your property.

We thoroughly reference check all tenants, inclusive of means of income, previous tenancy references and workplace references. Additionally we check all tenants against the National Tenancy Information Database which records details of defaulting tenants. Only candidates who pass this screening process are put forward as potential tenants.

Do I have to insure the property?

Yes. It is the responsibility of the landlord to maintain insurance cover on the building and for public liability. Building insurance should be inclusive of fixtures such as carpets, window treatments, light fittings and any appliances.

Tenants are responsible for their own personal belongings

How often will I receive statements & payments?


We generate rent statements on or nearest the 30th of each month and deposit monies directly into you account on the same day via electronic funds transfer. Should you require a mid month payment also, this can be arranged.

Can you pay other bills relating to the property?


Certainly. Any bill such as rates, water, insurance etc can be forwarded directly to us for payment. This is a very effective way of maintaining records of expenses relating to the property as they will be detailed in a summary statement at the end of financial year - making it easy for you and your accountant!

How does the tenant pay rent?


Tenants are given a number of options when paying rent:
  • B Pay (phone banking)
  • Direct debit (rent taken from their bank account on the due date)
  • Internet
  • Cheque / Money Order
  • Centre Pay*

* Southgate Real Estate is registered with Centre Link for 'Centre Pay' payment deductions. This enables tenants receiving Centre Link payments to have rent deducted directly from their payment each fortnight. There is a small fee associated to Landlords from Centre Link for this service of approximately $1.00 per transaction.

All of these options make it quick and easy for tenants to pay rent, thus reducing the possibility of arrears.

How do you follow up rental arrears?

At Southgate Real Estate our rental arrears procedure is as follows:
  • 3 days in Arrears - Reminder call
  • 7 days in Arrears - Reminder notice (usually ensures the tenant pays the rent)
  • 14 days in Arrears - Termination notice served in accordance with Residential Tenancies Act

Can you guarantee that the tenant will pay the rent on time and won't damage my property?

Unfortunately, no agent can guarantee that, however we can assist by reducing the possibility of this occurring by careful tenant selection and arrears control.

Ensuring your property is maintained to high standards will also encourage the best quality tenants to apply for your property, further reducing the risk.

You can insure yourself against these occurrences with a Landlord Protection Insurance policy which Southgate Real Estate can arrange for you.

What is Landlord Protection Insurance?

Landlord Protection Insurance is a policy covering the Landlord from defaulting tenants. It will cover most losses incurred with a defaulting tenant, including loss of rent, malicious damage to the property and any costs associated with seeking a new tenant.

Landlord Protection Insurance is reasonably priced - at less than $200 per annum and may be tax deductible. For more information, please contact our office.

How much will it cost for you to manage my property?

At Southgate Real Estate we charge a flat management fee of 10% plus GST which is INCLUSIVE of charges such as statement fees, postage fees, call cost fees, fees for maintenance organisation, fees for following of rental arrears etc. this is the TOTAL ongoing management charge, there are no hidden costs.

The fees charged by Southgate Real Estate are not always the cheapest in the area, but we believe we provide the best service. Therefore offering you the best value for money.
